Tenant and Landlord Responsibility

As a landlord, we have a number of responsibilities to you - full details can be found in your tenancy agreement. The responsibilities include:

  • to ensure the structure, fixtures and fittings of your home are kept in good condition
  • to maintain any common areas where we are the majority owner
  • to consult you on any changes to rent, and any significant changes to our services

As a tenant, you have certain responsibilities - most of them are just common sense! You must:

  • pay your rent monthly, in advance
  • keep your property in good condition and good decorative order
  • allow us access for emergency repairs
  • look after garden and communal areas, including bin areas
  • use the property as your only principal home
  • don't use the property as a place of business
  • don't allow anyone within the property (or visitors to it) to act in an anti-social manner
  • have respect for your neighbours
  • notify the Association of any changes in the household (e.g. people moving in or out)
  • don't overcrowd the property
  • request permission to make alterations/improvements
  • request permission to keep pets
  • request permission to transfer or assign the lease to someone else
  • request permission to sub-let or have a lodger
  • dispose of bulky items by arrangement with the Council
  • heat and ventilate your home properly
  • arrange supply of utilities (gas, electricity, TV and phone)
  • pay Council Tax
  • allow an inspection to take place before leaving the tenancy (and provide a forwarding address)
  • give four weeks notice before leaving the property
